About the EPC Survey

The cost of a survey will vary depending on the size and complexity of property, and will be from £50.00 inclusive. The certificate will be produced and delivered by e-mail within 24 hours of the property inspection.

The report will make recommendations to improve the energy efficiency of the property and the likely financial savings that these will make to your running costs.

EPCs can only be produced as a result of a survey by an ‘accredited’ Domestic Energy Assessor. They are used to collect standard information on the property including its size, how it is constructed and its hot water and heating systems. The information is then fed into a government approved software programme which produces the EPC.

Only accredited Domestic Energy Assessors or Home Inspectors who meet the accreditation requirements can produce EPCs using RdSAP methodology.

When the DEA arrives, he or she will need to inspect, and make note of, the following property details:

  • The approximate year of property construction.
  • Of what are the walls and roof constructed and if there are any signs of or certificates for cavity-wall insulation.
  • Make note of the internal or external dimensions of the property.
  • How much of the property has been double glazed and note when these were installed, and if they meet the current FENSA standards for double glazing.
  • How the property and water are heated, making a note of the model of boiler, type of fuel and type of flue.
  • Type of heating system, are there any thermostats and type of control and /or programmer used.
  • A note of any secondary heating and if there are any open fireplaces.
  • The number of low energy light-bulbs.
  • Roof insulation and thickness, this will mean access, if feasible, to the loft space.
  • What, if any, solar panels are used.
  • Check the type of hot water cylinder and inspect and make note of the insulation jacket or foam covering.
  • Check for excessive window area in larger houses.
  • Take measurements of conservatories and extensions.
  • Note the number of habitable rooms that are heated.
  • Draw and make notes relating to home and room layout.
  • Take photos of the above.
