Energy Performance Certificate FAQ

Why do I need one?

It is now required by law Under EU legislation (directive 2002/91/EC). EPCs advise on energy efficiency measures that could help lower fuel bills for your property and help reduce carbon emissions.

When will I need one?

Now, if you are selling your property. If you are renting your property  you will require one from 1st October 2008.

How long does a certificate last?

For selling, the EPC is valid for 3 years. For rental the EPC is valid for 10 years.

How long does an EPC assessment take? 

Approximately 45 mins to 1 hour for a  typical 3-bed semi-detached house. Complex properties with one or more extensions could  take longer.

What will the Certificate tell me?

It will provide you with clear information on the energy performance of the property, the likely cost of suggested improvements and the likely annual financial saving in utility bills by making these  improvements.

Do I need one for each property I own?

Yes, each property needs its own EPC.

Do I have to carry out the recommendations
suggested ?

No, the recommendations are for your consideration or for the future owner to consider.

What do I have to do to prepare for an EPC?

Make sure ready access is available to all rooms, the boiler, meter cupboard, the loft and cellar (if applicable).

Do I have to be present?

No. Access can be arranged via an Estate Agent, neighbour or friend. Please ensure all pets and valuables have been secured before the survey.

Can I produce my own EPC Independently of an Estate Agent?

Yes. whether selling or renting you can arrange for your own EPC,independent  of any estate agent you may have instructed.

I want to check the energy efficiency rating of my house but I am not looking to sell or rent.

No problem. Anyone can have one for their own use and if you were to then sell or rent within 12 months the certificate will still be valid.
