What is an EPC?
The Energy Performance Certificate (EPC) gives home owners, tenants and buyers information on the energy efficiency of their property. It gives the building a standard energy and carbon emission efficiency grade from ‘A’ to ‘G’, where ‘A’ is the best and with the average to date being D/E.
The European Union has long been concerned about the energy efficiency of buildings situated in its member states. In addition it was concerned about CO2 emissions from properties and it's effect on climate change.
What does the certificate do?
EPCs are measured using the same calculations for all homes, so you can compare the energy efficiency of different properties. Part of the EPC is a recommendation report which will list the potential rating that your home could achieve, if you made changes. The report lists improvements that you could carry out and how this would change the energy and carbon emission rating of the property.

- improve energy performance in your home
- help cut carbon emissions.
EPC Energy Performance Certificate
Once the EPC has been produced it is held on a central database run by Landmark for and on behalf of the Government with a copy of the certificate being sent to the person who requested the Energy Assessment.
EIR Enviromental Impact Rating
The Environmental Impact Rating (EIR) is produced from the information taken and it is a measure of how much Carbon Dioxide is produced annually from heating and lighting the property.
